SEIA Miami

On the 54th floor of 830 Brickell, SEIA brings contemporary Italian dining to a 55-story tower in the heart of Miami's financial district. The Bastion Collection and OKO Group opened the 178-seat restaurant in March 2026, with a 180-degree terrace over Biscayne Bay and a private club one floor above. Deaco Air delivered HVAC that keeps a glass-walled dining room comfortable at altitude while supporting a full working kitchen.

Sky-High Comfort Control

Steady temperatures in a glass-walled dining room exposed to full sun 54 floors up.

Terrace Transition Design

Conditioned interiors that hold comfort as guests move between the dining room and the open-air terrace.

Kitchen Ventilation Balance

Exhaust and makeup air sized so the kitchen runs hard without pushing heat into the dining room.

SEIA Miami

High-Rise Restaurant

A restaurant at the top of an office tower leaves no room for error. Equipment, ductwork and exhaust had to fit within the structure of a 55-story building, and every system had to perform from opening night. Deaco Air coordinated with the project team to deliver climate control that protects the guest experience and supports the kitchen, on a schedule built around a fixed opening date.
